Last Will and Testament

Sam P. Sample
I, Sam P. Sample, of City, State, on this ___ day of _____________ 2017, being of sound mind, do hereby make this my Last Will and Testament. I revoke all other wills and codicils I have previously made. I am single, and I have no children.
ARTICLE ONE: DISTRIBUTION OF ESTATE
A. Tangible Personal Property. I may make a written list expressing how I wish certain items of my tangible personal property to be distributed. In such event, I direct that the list be given effect under the laws of my state of residence at my death. I direct that my Executor sell my remaining tangible personal property not distributed by my list and add the net proceeds of sale to my residuary estate, to be distributed as provided in paragraph D below.
My Executor may distribute tangible personal property passing to a minor to any adult person with whom a minor resides, and that adult personâs receipt shall be a sufficient voucher in the accounts of my Executor.
B. Specific Bequests.
1. I give and bequeath the sum of Five Thousand Dollars ($5,000) to the Community Foundation, 123 Elm Street, Richmond, Virginia, tax ID #12-34567, for use in the foundationâs general charitable purposes.
2. I give the sum of Ten Thousand Dollars ($10,000) to the Sample School of Professional and Continuing Studies, 445 Oak Street, Richmond, Virginia, tax ID #23-456787, for use in the schoolâs general charitable purposes.
If any charitable beneficiary named above is not in existence at my death, my Executor shall distribute the bequest to such other charity or charities my Executor shall select that, in the sole discretion of my Executor, most closely satisfy my original charitable intent.
C. Personal Residence. I direct that my Executor sell my personal residence, currently located at 123 Main Street, Richmond, Virginia, and add net proceeds of sale to my residuary estate, to be distributed as provided in paragraph D below.
D. Residue of Estate. After payment of my debts and estate administration expenses as provided herein, I give the residue of my real and personal property (âmy residuary estateâ) as follows:
1. Thirty percent (30%) of my residuary estate shall be distributed to my friend, SCOTT P. SMITH, if he survives me, and if he does not, his share shall lapse;
2. Twenty percent (20%) of my residuary estate shall be distributed to my niece, HELEN P. SAMPLE, if she survives me, and if she does not, her share shall lapse;
3. Fifteen percent (15%) of my residuary estate shall be distributed to my great-niece, LYNN P. SAMPLE, if she survives me, and if she does not, her share shall lapse;
4. Thirty-five percent (35%) of my residuary estate shall be distributed to my great-niece, ISABELL D. SAMPLE, if she survives me, and if she does not, her share shall lapse.
If any beneficiary for whom a share is created in paragraphs 1â4 above does not survive me, my Executor shall distribute that beneficiaryâs share
